Small suites boom at Birchwood Park

PATRIZIA UK, the asset manager of Birchwood Park, Warrington, is celebrating the completion of a raft of new lettings for its small suite office spaces, welcoming 15 new businesses to the park since the turn of the year.

More than 5,500 sq ft of small office space has been let across the park so far in 2018, putting the leading business destination on track to beat 2017’s year-end total of 6,300 sq ft.

Recent new occupiers include radiation shielding and criticality safety specialists, Cerberus Nuclear, setting up the firm’s first office at the heart of Birchwood’s nuclear cluster. Director, Stewart Hay, said: “Birchwood Park is a focal point for the UK nuclear industry – as a new business in the sector we knew this is where we needed to be.”

Leading home adaptation specialist, Access Able UK, and recruitment to recruitment specialist, William Glyn, have also joined in recent months, both citing a central North West location with excellent transport links as deciding factors.

Chris Shields, managing director at William Glyn, said: “We were previously based in Chester, but knew that a more central location with access to larger talent pools was needed to support serious growth.”

Riaan Saaiman, director at Access Able UK, said: “Having great access to the motorway means we can be anywhere in the North West within a relatively short space of time. We’re a lot closer to our client base, so this move made complete sense.”

Linda Welsby, leasing manager at Birchwood Park, added: “We’re seeing real depth in the range of businesses wanting to set up a base in the region – from start-ups and SMEs, to large corporates. It is a measure of how attractive a proposition the North West is as a location, and the vast opportunities for growth here in Birchwood.”

In response to high demand, Birchwood Park is currently creating three additional small office suites at Chadwick House.

Linda added: “Our small suites have always provided a flexible option for businesses – especially those eyeing growth – and we’re pleased to welcome so many new occupiers to our thriving business community.”

In 2018, Birchwood Park is celebrating 20 years of growth. Since 1998 the park has almost tripled in size, providing 1.1million sq ft of office and warehouse space and accommodating over 165 businesses.
